5 actions for upping your social media game

Building a healthy social media presence is an important part of your marketing plan. But while some agents and brokers are active on social media, they may not be seeing the results they’re looking for. It’s time for some fresh ideas.

Check out these 5, actionable things you can do to get more out of your investment in social media.

 

Facebook

1) Get visual with video

Video is an important component of your digital marketing strategy, but some agents may feel reluctant to dive into video because they see it as time-consuming, expensive, or too technical. However, creating marketing videos is now a lot easier than it used to be.

Try using your smartphone to create a short, branded video, and pin it to the top of your Facebook Page. This could be a testimonial or an “about me” video. Be sure to include your contact information at the beginning and end of the video. Note: Many smartphones can capture high quality video, but feel free to go pro by using more advanced audio and video setups.

2) Set up a Facebook Page

If you haven’t done this already, set up a Facebook business Page to promote your real estate business and to engage with potential buyers and sellers. This will give you access to Facebook Insights (a tool that provides good information about the people who are engaging with you on Facebook), and the ability to advertise.

Twitter

3) Daily & local

Post an interesting, daily piece of information about the local area. You could do this for a specific area or neighborhood, or you could focus on niches like luxury listings, new construction, or urban living. Join (or create) a larger conversation by including hashtags that are relevant to your post.

4) Start writing!

Publish an article describing something about your current, local market situation. For example, you could write a short article about moving, selecting a mortgage lender, choosing a real estate agent, decorating advice, home maintenance tips, and more.

These “articles” are different from traditional posts that appear in your feed because they can be longer, and depending on your contacts’ account settings, they can show up in your contacts’ Inmail inboxes within LinkedIn. Also, if your contacts allow notifications for this type of post, they can receive email notifications about your article as well.

Instagram

5) Tell a visual story

Posting an Instagram Story is a great way to visually market your business and communicate with potential buyers and sellers on social media. It’s also an easy way to get started with video marketing since it doesn’t require a lot of time and skill on your part.

Instagram Stories let you create slideshows that include photos, text, emojis, and videos. And they appear at the top of your followers’ feeds, giving you another opportunity to connect with your audience.

Try creating an Instagram Story that includes three 10-second clips of you talking about a neighborhood you like, a new development, a recent sale, a new listing, or a specific area you focus on as an agent.
