Getting more out of real estate marketing on social media doesn’t have to be some long, drawn-out, complicated process. Success really hinges on a few key activities. And one way to ensure those activities happen is to establish habits that help you post consistently to your social accounts and stay engaged with people. It’s that simple.

Some tips before we dive in
For starters, committing to a routine will give you some guidelines and a clear direction for what you’re supposed to be doing on social media. It’s easy to get distracted, so following a plan is essential to your success.
Also, try to leverage technology when you can. Some things make sense to do manually, and some things work better when we set up some automatic process. Find out what works for you.
Here are a few more considerations:
- Log in information: allow your browser to save your usernames and passwords for your social media accounts. This will make it quicker and easier to log in each morning, and you won’t be fumbling around for your passwords. Another option would be to use a plugin like LastPass to organize and store your passwords in one secure location.
- Get right to work. Avoid checking your feed. This can be tempting, but remember, you’re here for a reason: to build your real estate business!
- This isn’t about perfection. This is social media, not an advertising platform. Just be a real person, keep it moving, and keep it professional.
- Set a start time and a stop time for working on social media. It can be a black hole, and you could find yourself wasting time here! 30 minutes to an hour should be enough time for a real estate agent to monitor an average of 3 social media accounts, but this could vary.
The morning social media routine for real estate agents
1. Login to one social media account, and start doing the following:
2. Before checking your feed or doing anything else, go to the notifications tab. Check to see if you have new followers, or if anyone has liked, shared, or commented on your posts.
3. Respond to each comment or follower personally. Thank them for following you. Ask them what stood out about the post they liked or shared. Invite them to join in the conversation with you!
4. Next, it’s time to join some conversations. Review your list of followers and the people or businesses you follow, and start liking and commenting on their posts. Be genuine, and take an interest in people’s lives. Post a positive review about that restaurant you visited last night. Ask your recent buyer how the move went. You get the idea.
5. Now it’s time to check on how your posts are doing. You can get fancy here and dive into the analytics features of the social media platform you’re on (Facebook’s Insights tab for example), or you can keep it simple and quickly scan your recent posts to see how they’re doing. If you notice some posts are more popular than others, take note of that: this may be a good indication of what people want to hear from you and you can do more of that in the future. If some posts get little or no interaction, it may be time to ditch them.

7. Move on to your next social media channel and repeat steps 1-6. Simple right?
8. Finally, plan your posts for the next day. Do you need to take some photos today? Shoot a quick video with your smartphone? Find an article to share?
